Why the Process Begins with Planning, Not Decoration

The most common mistake in villa projects is moving straight to style and decoration decisions. The professional approach begins with a different question: not "how will this house look" but "how will this house be lived in".

Istanbul's Premium Villa Districts and How They Differ

The cost and conduct of a villa project in Istanbul varies significantly by district. Building management procedures, contractor accreditation requirements, permitted working hours and material logistics differ in each area.

European Side

Zekeriyaköy and Demirciköy (Sarıyer). Istanbul's most established premium villa address. Forest-set communities with generous plots. Building management approval procedures are rigorous; many developments require contractor accreditation and insurance documentation. Demirciköy holds a higher concentration of newer, larger-plot shell & core villas. Approval and logistics requirements can add 10-15% over standard Istanbul averages.

 

Kemer Country, Göktürk and Kemerburgaz (Eyüpsultan). Villa communities established since the 1990s. Two project types coexist here: older villas requiring complete renovation, and newer shell & core developments. Proximity to the city centre offers a logistics advantage.

Etiler, Ulus and Levazım (Beşiktaş). Urban villa and low-rise residential fabric. The principal challenge here is not space but access: narrow streets, limited parking, neighbour relations and municipal working-hour restrictions all directly affect the programme.

Asian Side

Acarkent, Beykoz Konakları and Riva (Beykoz). The most established villa communities on the Asian side. In Acarkent most projects are renovations; around Riva, new shell & core deliveries dominate. Ömerli, Çekmeköy and Alemdağ. Developing villa districts. At the same specification level, costs are typically 10-15% more competitive than European-side equivalents, driven mainly by supplier and labour pricing.

The Most Common Mistakes
